About the Park

Originally farmland, Drovers Way Holiday Caravan Park is located down the old Drovers Road, leading to the historic market town of Yarm on Tees. Now a family run of 68 owner-occupied static caravans set in 10 acres of tranquil surroundings. It's a peaceful 3-mile walk through woodland on a nice day. Alternatively, enjoy a tranquil walk of just over a mile to Longnewton, on the outskirts of the quiet village of Elton.

The basic site fees for 2025 are £2310 for a 10-month season, which is March 1st to 31st Dec, but feel free to contact us for our 12-month fee option!

The only additional costs are for electricity and gas usage, as well as insurance for your caravan. Drain-down services and annual Gas Safe testing are charged at cost. There are no fees for grass cutting, maintenance, or visitors.

All pitches are now occupied in the first two phases, with Phase 3 well underway and 6 more pitches available. We offer new caravans on the new pitches, which feature stunning views across the surrounding fields. Pre-loved caravans may occasionally be available, but they don’t stay on the market for long.

As members of the British Holiday and Home Parks Association (BH&HPA) we use their standard Licence/Purchase Agreements and their suggested park rules, within the remit of them being suitable for our park and its customers.
